This home is one of 2 of my newest that is again available to offer. It was manufactured by Fleetwood Homes in Georgia in the Year 2021 and was purchased by me and set up ready to go in Year 2022. The 1st tenants signed a 3-Year lease and have been there the entire time, and developed a good relationship with us (my wife and I). Get this home, while I'm deciding to keep it at the last year rent amount of $1,420 per month. I almost posted it for real at $1,450 per month. In the future I will be asking more I'm sure, as things like upkeep and taxes and insurance on me don't get cheaper by the years. BUT< My promise to a successful applicant it that I will LOCK your rate in of $1,420 per month for up to 3-years; yes, the same as I did it for the last tenants at this home, with the only exception it the add of a 3rd adult income producing tenant in the 2nd of the 3 years, doing an add fee of $50 at that time. *$1,370 went to $1,420* noted above. It is my practice to offer up to 5-Year leases. I do want to have at least a 2-year sign on to make it worth my while as it takes some time to turn the home to a new tenant between tenant occupation, and thus I don't have to raise the rents. If you sign a 4 or 5 year lease with me, your 1st 3 years will be absolutely locked, and the rate will not go up on you no matter how bad my expenses go up (such as 4 times per year *Quarterly* Pest Control for such as spiders, ants, roach protection of the property); and with my provided Pest Control if you see ANYTHING just mentioned, you or I can be call them back as many times as necessary until the seen critters are gone, no extra on me - Good pest control. AND WE'VE NEVER HAD A BUG, PEST OR CRITTER PROBLEM AT ALL AT THIS HOME Continuing on other things that can go up in cost on me > here are other things like Heat and A/C routine checkups that are performed on a regular basis, 2-times per year. Of course taxes are paid by me and insurance on the structure and my belongings in the rental home are covered by me - all expenses that can go up annually that I will not be passing on if so in up to 3 years of a 4 or 5 year lease or in a 3-year lease or a 2-year lease. Those are all just a few things that can go up in cost on me, BUT I will not pass it on, zero in up to 3-years of a signed lease. If you do a 4 or 5 year with me, I ONLY adjust any cost per annual cost $1 for $1 to me rounded to the nearest $10. Example: If my taxes, insurance, Heat and A/C or pest control all added together goes up up $600 per year on me, I would divide that by 12 months for a year, and pass it on. In this example that comes to you a passed on amount $1 for $1 of a $50 per month increase. *** If inflation on a big ticket item moves up, like for a new Heat and A/C system, I factor out the cost over 10 years and divide it back (just the inflation from the time you move-in until such would be done, like a new install). Such would be at today's prices only about $50 per month average. So year 4 and 5 would be doable for both of us. You'd better hurry if interested. Get your application in as soon as possible.
